Enjoy a memorable escape to the Norfolk countryside with friends or family and stay at this incredible barn-conversion, where high-spec finishes meet rural charm, with vast spaces within which to gather and socialise with loved ones and a bubbling hot tub in the garden for a sumptuous soak at the end of the day. Situated near the Suffolk coast and the Norfolk/Suffolk border, this is the perfect base to explore the coast and the county of East Anglia.

You'll be greeted by a light and airy open-plan lounge/kitchen/diner featuring limestone floors, stunning artwork and granite surfaces. There are two lounge areas – one with two sofas surrounding a wood burner, and another with a large Smart TV and a sofa seating up to nine guests. The kitchen is well equipped to prepare family feasts, and a large kitchen island is perfect for light snacks, while the formal dining table seats up to ten. Impress your guests with a dedicated drinks bar complete with an optic dispenser cabinet. Just off the kitchen is a ground-floor cloakroom and a handy utility room. Ascending the beautiful custom-made staircase, you'll find three bedrooms with vaulted ceilings and exposed wooden beams. Choose from an emperor-size bedroom and a double bedroom, both with en-suite bathrooms featuring Jacuzzi baths, and another double bedroom with an en-suite shower room. Outside, enjoy a shared courtyard and your own dedicated seating area. You’ll also have access to a private hot tub, perfect for soaking tired muscles and stargazing.

For a day at the seaside, head to the shores of Hopton just over a mile away, and you’ll find the coastal gems of Great Yarmouth, Southwold and Dunwich within 20 miles of your door. Enjoy scenic walks along the River Waveney, teeming with wildlife, or visit RSPB Minsmere (25 miles) for bird spotting. Norwich, with its famous cathedral, is less than 20 miles away, and the stunning waterways of the Norfolk Broads can be explored by hiring a boat for the day in St Olaves (4.5 miles). The Africa Alive Zoological Reserve in Kessingland (11 miles) is a must-visit for wild animal enthusiasts.

This is a wonderful holiday home in quiet countryside. Luxury accommodation and plenty of space to spread out as a family. Outside space was excellent with all you could need. Such as hot tub, barbecue, fire pit and comfortable furniture. We thought it was real value for money and would go back there in a heartbeat.

Beautifully decorated throughout the property and we loved the open plan living downstairs. We had not realised the property was adjoining with two further barns, so was very pleased we were the only ones staying otherwise our privacy would have been affected when using the outside space.

Lovely peaceful setting. Good location. Equipped with everything you need. Decor & furnishings were beautiful. Host was very helpful with allowing us to go in early. Had an ant problem, but had sorted it within couple of hours. Grounds were plush, jacuzzi great. Deffo go back. Thank you

We had an excellent stay in The Olive Tree. An absolutely stunning property finished to a beautiful, luxurious standard. A perfect way to spend my 40th Birthday with my family. Fabulous new years weekend at the Olive tree spent with friends. Hot tub was used a lot and was very welcome, very beautifully appointed. One point is not easy stairs if you were less mobile, and be quite cautious as slippery. We would definately use the cottage again. Good local pub with great food - the Village maid.

The Olive Tree is a great place to stay, it is palatial with generous space yet still feels homely. The place is well equiped, easy to get to and in walking distance of a great local pub! Our stay at Christmas was an excellent experience, the hosts were thoughtful and attentive. I'd thoroughly recommend a stay here.

The Olive Tree is an absolutely gorgeous place to spend a week . Extremely well equipped, luxurious furniture, fabulous kitchen. It was our second stay there and we would highly recommend it . The Management team are also very helpful and friendly .

Beautiful stay in this grand property at an affordable price, the photos are true it looks fantastic. We visited beaches in Suffolk every day, we especially like Gorleston and find Jay Jays Beach Cafe and order chips - you will not regret it!!!

A beautiful barn nestled in the country side. Great walks and The Village Maid pub serves amazing food!!! Definitely worth booking as it is a small pub but totally worth the 10/15 minute walk! Accommodation was very comfortable, warm and cozy. The pictures are exactly what the accommodation offers and the hot tub was already on and warm which was eRead morexcellent!
