South Lodge East dates back to 1847 and was designed by well-known architect, S. S. Teulon. The lodge has been restored and once again stands as sentinel, along with South Lodge West (ref:1940), to Holkham Hall on the Holkham Estate. This stylishly designed couple’s retreat offers a fabulous contrasting mix of traditional interiors with contemporary pops of colour. There’s a cosy living room for romantic evenings, with a wood burning stove to keep toes and paws warm after winter walks. The enclosed garden is the ideal spot for alfresco dining in the warmer months after long walks on the beach or cycling around the lake, with bike hire available on the Estate. This is a unique chance to stay on the Holkham Estate, so make it your love nest on the coast and explore the plentiful attractions nearby. Shop/Pub: 3 miles

A pass that gives free parking at car parks managed by Holkham Enterprises; Holkham Park car park, Wells Town car park, Wells Beach Road car park and Lady Anne's Drive car park. You will also receive 10% discount at the Courtyard Gift Shop and Cafe, entry to Holkham Hall, Holkham Stories Experience and Walled Garden (open 1st April to 31st October), The Lookout and the Beach Cafe at Wells-next-the-Sea.
Notes: This is a non-smoking property. Mobile reception – variable. The southern entrance has occasional agricultural traffic and, being in the park, is in an area that is actively managed for game shooting.  

The Holkham Estate is in an area of Outstanding Natural Beauty and home to Holkham Hall, which sits proudly at the centre of the Estate with far-reaching views over the 25,000-acres of historic parkland and woodland. One of the region’s finest and most recognisable Palladian country houses and the ancestral home of the Coke family for more than 400 years. The grounds are ideal for cycling and feature many themed walks and trails, with bike hire available close to the courtyard, restaurant and gift shop. You can even take to the water on the lake during the warmer months of the year. Just outside the walls of Holkham Park is Lady Anne’s Drive which leads down to the wide-sweeping sands and big skies of the dog friendly beach, bordered by pine woods. You will also find yourself spoilt for choice when looking to eat out. The Victoria Inn in the Holkham village serves fantastic local, seasonal cuisine lunch and dinner service,  whilst lunch can also be enjoyed at the Hall’s Courtyard Cafe or the Beach Cafe charming further afield in Wells-next-the-Sea. Wells-next-the-Sea is a lively coastal town with its iconic beach huts and picturesque harbour where you can enjoy fresh shellfish or the catch of the day. Other delights nearby are Burnham Market and its sister villages, Brancaster, Cley-next-the-Sea and the town of Holt to name just a few.


This gatehouse on this well known large estate has been well modernised into comfortable holiday accommodation of sitting room, kitchen and bedroom with attached shower room. The location is quiet and ideally situated for exploring the many charming places that north Norfolk has to offer. We plan to return.

Lodge was extremely clean, warm and welcoming. The goodies were very thoughtful, thank you. ❤️even our dog had a treat. Lovely local walks on the estate, great beaches near by. Plenty of places to eat covering all tastes and pockets. If you want complete isolation South Lodge may not be for you as there are a few tractors and delivery vans passing through the gate during the day. Although for us this was in no way a problem. Great easy parking and access to the lodge from major roads. Lovely little enclosed garden with furniture.

We enjoyed our stay on the estate. The lodge was very well appointed and greatly appreciated the car charging point on site. In an area with few fast chargers that was brilliant foresight on the part of the owners. We will return and have already recommended it to a friend.

The Gatehouse is wonderfully renovated, in great style. There was a fabulous welcome pack of various delicious foods and even the dog was catered for. We did not actually go anywhere off the Estate this time as we really made use of the free parking and the 10% off card. The Estate is a delight - so smoothly run with so much history. We also had tickets for the Candlelit Tour which was astonishing.

Lovely - and the views are amazing! If you've not been to Norfolk before, we'd recommend Brancaster Beach as an alternative to Wells. Hope you enjoy your stay as much as we did.

A lovely lodge with the opportunity to explore the Holkham Estate. We appreciated the rural views from every window and the cosy log burner in the evenings. A lovely and comfortable bolthole. So nice to have treats (prosecco, chocs etc on arrival). Woodburner gave extra boost of heat needed - chilly evenings. We were slightly surprised to find no table - it would fit nicely in the alcove where there is a desk (a bit redundant). Fantastic base to see North Norfolk.
