The Orchard is a modern single storey property attached to the owner's home overlooking Top Common in the attractive coastal village of East Runton. You can watch the ducks and geese that live on the village pond from the sitting room and there is an attractive garden.  To the rear of the property there is a summerhouse to relax in together with a table and chairs for eating al fresco. The location is quiet and peaceful but all the facilities of the village and the beautiful beach are close by. Shops/Pubs: 0.5 mile

Notes: This is a non-smoking property. Quilts are feather and down, hypo allergenic are available on request. Uncovered pond in owner's garden, which is not part of The Orchard. Unfortunately children under 12 years are not accepted at this property due to pond. Mobile signal - strong. This property has been graded four star gold under The Original Cottages Family Grading Scheme and has also received a separate five star gold for cleanliness.

East Runton lies on the A149 coast road between the resorts of Sheringham and Cromer. A steepish lane leads down to the beach where at low tide there is a wide expanse of flat sand perfect for sandcastles or ball games. The beach is backed by high cliffs and there are paths into Cromer or the neighbouring village of West Runton. Away from the coast is a cluster of traditional brick and flint cottages, and an attractive green and duck pond. The village is well placed for exploring the area but if you wish to remain closer to home there are several small shops, two pubs and a restaurant serving meals.


The property was clean and in a good location near to Cromer. The owners were very helpful and made us very welcome. The furniture is comfortable and BT sport was a bonus. It made for a very relaxing holiday although the weather was not good.

We arrived at the property and were delighted with what we found. The exterior presentation was very nice and on entering, the interior was excellent. Beautiful layout, spacious living area, nice size kitchen with dining table, bedrooms well presented , bathroom and en suite were spotless and the little extras were a nice surprise. The kitchen was very well equipped, all cutlery and crockery were clean and stored in a very tidy manner. We felt at home as soon as we arrived. The welcome tea/ coffee tray was also a nice touch. The owners, Julie and Tim came to introduce themselves and answer our questions. They also gave us some good tips in relation to places to visit. They made themselves available if required, but we're not intrusive. The Orchard is tucked away in a lovely peaceful location but only one mile out of Cromer, either by car or a nice walk along the woodland path which brings you close to Cromer Railway station. We have visited all parts of the UK , staying in rental properties and this ranks in the top 2. Spotlessly clean, lovely aspect, location is nice and peaceful with ample off road parking for 2 cars, lovely owners in attached property, but you don't even realise The Orchard is attached. When visiting Norfolk again, we will definitely return .

On arrival the outside gave us a good feeling as to what was inside. On entry we more than pleased with what we found. My wife and daughter-in-law said it was just like home from home. This they repeated every time they opened a draw or cupboard. Such a beautiful cottage to spend some R&R.
