The Orchard is a modern single storey property attached to the owner's home overlooking Top Common in the attractive coastal village of East Runton. You can watch the ducks and geese that live on the village pond from the sitting room and there is an attractive garden. To the rear of the property there is a summerhouse to relax in together with a table and chairs for eating al fresco. The location is quiet and peaceful but all the facilities of the village and the beautiful beach are close by. Shops/Pubs: 0.5 mile

Unfortunately children under 12 years are not accepted at this property due to pond. Mobile signal - strong. This property has been graded four star gold under The Original Cottages Family Grading Scheme and has also received a separate five star gold for cleanliness.
East Runton lies on the A149 coast road between the resorts of Sheringham and Cromer. A steepish lane leads down to the beach where at low tide there is a wide expanse of flat sand perfect for sandcastles or ball games. The beach is backed by high cliffs and there are paths into Cromer or the neighbouring village of West Runton. Away from the coast is a cluster of traditional brick and flint cottages, and an attractive green and duck pond. The village is well placed for exploring the area but if you wish to remain closer to home there are several small shops, two pubs and a restaurant serving meals.
The property was clean and in a good location near to Cromer. The owners were very helpful and made us very welcome. The furniture is comfortable and BT sport was a bonus. It made for a very relaxing holiday although the weather was not good.
Had a very relaxing week even with poor weather! Blickling and Felbrigg are excellent National Trust properties. The accommodation was just right and very comfortable. Thankyou
We arrived at the property and were delighted with what we found. The exterior presentation was very nice and on entering, the interior was excellent. Beautiful layout, spacious living area, nice size kitchen with dining table, bedrooms well presented , bathroom and en suite were spotless and the little extras were a nice surprise. The kitchen was very well equipped, all cutlery and crockery were clean and stored in a very tidy manner. We felt at home as soon as we arrived. The welcome tea/ coffee tray was also a nice touch. The owners, Julie and Tim came to introduce themselves and answer our questions. They also gave us some good tips in relation to places to visit. They made themselves available if required, but we're not intrusive. The Orchard is tucked away in a lovely peaceful location but only one mile out of Cromer, either by car or a nice walk along the woodland path which brings you close to Cromer Railway station. We have visited all parts of the UK , staying in rental properties and this ranks in the top 2. Spotlessly clean, lovely aspect, location is nice and peaceful with ample off road parking for 2 cars, lovely owners in attached property, but you don't even realise The Orchard is attached. When visiting Norfolk again, we will definitely return .

On arrival the outside gave us a good feeling as to what was inside. On entry we more than pleased with what we found. My wife and daughter-in-law said it was just like home from home. This they repeated every time they opened a draw or cupboard. Such a beautiful cottage to spend some R&R.

After many visits to this part of the Norfolk coast, we've truly found a gem in your beautiful bungalow. Comfortable, well appointed & spotless. Your impressive accommodation is set in an ideal location. The added bonus has been the marvellous weather.
Loved the cottage and East Runton, the proximity to Cromer and Sheringham but peaceful and quiet. Enjoyed the summer house - how wonderful. Can recommend The Foundry arms in Northrepps and The Black Boys in Aylsham for food and all the National Trust properties !

We were made to feel very welcome by Julie and Tim and they gave us a lot of ideas about the area as this was our first visit to Norfolk.
This is our first time to Norfolk and would like to thank Julie & Tim for making us feel so welcome. We have had a wonderful stay in 'The Orchards'. It is a lovely, well equipped bungalow in beautiful surroundings. Enjoyed visiting Sheringham Park, Felbrigg Hall & the Blickling Estate. The weather was a real bonus, sun & blue skies everyday - we even had to buy some aftersun ! Thank you again for a wonderful stay and we'll definitely come again.

A wonderful find! We had a superb time at The Orchard. It was a very quiet, comfortable and well-equipped cottage, with all the features we would have wanted for a relaxing holiday. Julie was a perfect host - and we loved the welcoming vases of flowers!
Thank you so much for a marvellous week in your lovely cottage - we have been so comfortable in The Orchard .... and only wish we were staying longer to enjoy the summerhouse and more of the coast. We are going home with so many memories. Pensthorpe was new to us and we spent almost a day there exploring the outer reaches - the wildflower meadow etc. NWT, Cley draws us back time and time again with its wide skies, sunsets, marsh harriers & geese. We also had excellent days at Sandringham, Castle Rising, Ranworth (boat from fairhaven to St. Benets Abbey), Felbrigg & Holkham estates.
A wonderful bungalow, a real home from home. Been to East Runton lots of times but still enjoy. Lovely weather helped to make this a really great holiday. The walk on Monday was lovely about 3 miles, not bad for us golden oldies.
Excellent holiday bungalow. Our first visit to North Norfolk did not disappoint. Try Rocky Bottoms if you want an expensive treat. Enjoyed seeing the flock of geese ambling round the village.
