Old Beans Cottage is an 18th century former washhouse which has been converted into a studio cottage, furnished to an exceptional standard. This period dwelling overlooks water meadows and woodland. It is not unusual to see barn owls and snipe - the owner has erected various bird boxes to encourage nesting. Set down a country lane, the cottage enjoys privacy, peace and quiet. This is a great location for a holiday.   Shop: 2/3 miles dependent on direction Pub: 0.25 miles.

East Barsham is a small village nestling in quiet, rolling countryside close to the small market town of Fakenham and with excellent access to the North Norfolk Coast at Wells and Holkham. The area is renowned for its bird watching opportunities with Cley and Blakeney easily accessible. National Cycle routes 1 & 2 will take you through some super countryside and villages. With the coast so close and countryside on the doorstep this is a good location if you enjoy walking. The village pub, The Barsham Arms, is within easy walking distance of the cottage. Restaurants, shopping facilities and farmers markets can be found at Fakenham.

Though compact, Old Beans Cottage is finished to a high standard and very well equipped. This was my second stay and I would highly recommend it. What a magical place! Barn owls gave a good showing with sightings most days (even if only the one roosting in the nest box). Old Beans is a great place to explore the North Norfolk coast and, despite the somewhat changeable weather, we took full advantage of its location. Old Beans is one of the best cottages we have stayed in and are certainly planning to return. Our third visit to this secluded and restful hideaway. the pair of red kites were a pleasing addition to the wildlife of the meadow. Mannington Hall was uncrowded with its many gardens and woodland walks - the moated house was picturesque and might be worth a tour as parts of it go back to 1460. Have had a lovely week at Old Beans. As I am writing this one owl is sitting on the second post. One night sitting at the patio I saw three owls at one time - two on the branches in the tree by the shed and one flying. Old Beans Cottage is a truly wonderful place it is so peaceful and relaxing. The meadow at the rear of the property is amazing with the barn owls, red kites and buzzards, to name a few, regularly making an appearance. It is in a good location for getting to local attractions including the beach, nature reserves and Norwich. This is a place where you can arrive and feel at home straight away. We have had a wonderful week here staying in the most beautiful cottage. Downside - I have not been able to get a whole hot cup of coffee all week for diving for my binoculars every 10 seconds or so! We, as bird watching beginners, have seen loads of amazing sights on the reserves etc but none more so than watching the barn owl hunting over the meadow and flying home with its catch. The clear night skies and the dawn chorus beats 'corrie' catch up any day for bad sleepers like me. Love it here - oh and the white pheasants - who'd have thought!!The Liddell Party - 22nd April 2017

A beautiful and very well equipped cottage, set in stunning surroundings. We managed to catch a glimpse of two barn owls most nights as they left the box and flew over the field. Our first visit to Old Beans and an enjoyable one it was. The cottage is superb and the wildlife show an exceptional extra. The owl gave us the daily flying display and for two of the days we saw Red Kites. Sammy the Stoat on three occasions, twice when it ran along the wood at the end of the patio. Weather was typically English, however missed most of the bad stuff as it was during the night. Managed walks which totaled just over 35 miles and had an encounter with hares.
