Set on the edge of the small village of Briston, this homely family cottage offers easy access to both the Norfolk countryside and the Norfolk Coast Area of Outstanding Natural Beauty. With a sunroom, spacious garden and warming wood burner, this charming property is the perfect rural retreat, whatever the weather or time of year.

As you enter this delightful family holiday home, you'll be greeted by the light-filled conservatory, complete with a dining table and chairs, perfect for enjoying a meal with loved ones. The well-equipped kitchen is a cook's dream, coming with everything you need to prepare anything from a light breakfast to a hearty evening meal. The ground floor has a spacious feel with an interconnecting lounge and dining area, ideal for socialising and entertaining. Lastly on the ground floor there is a family bathroom. Upstairs, you'll find three cosy bedrooms, a double room, a bunk room and a single room, all with ample storage space. Outside, you'll find an expansive enclosed lawned garden and patio area with a table and chairs for al fresco dining and enjoying drinks at sunset.

Escape to the idyllic village of Briston, where a leisurely stroll will lead you to not one but two charming pubs and a variety of convenient village shops, including a deli, traditional family butcher, and a bakery. A 4-mile jaunt away lies the picturesque Georgian town of Holt, offering a fantastic range of independent boutique shops and delicious food and drink options. Venture to the breathtaking North Norfolk coast for a day of seaside fun, where the vast sandy expanse of Holkham Bay (17 miles) should not be missed. Nature lovers will adore Cley Marshes (8 miles), the oldest and best-known reserve of the Norfolk Wildlife Trust. If you prefer a life aquatic, set sail to Blakeney Point (12 miles) and witness the country's largest colony of grey seals in their natural habitat, keeping an eye out for the occasional dolphin along the way.

Lovely, comfortable cottage. Very homely. Reminded me of my parents home. Quiet location with easy access to the coast and pretty towns. Plan to stay again.

We loved the cottage, so clean, comfortable and well equipped. Plenty of space, lovely and quiet and within a short drive of many lovely places in North Norfolk.

Very comfortable, clean and well equipped. Large enclosed garden so no worries about the dog escaping. Plenty of parking for at least 2 cars. Steep stairs and a downstairs bathroom so taking a torch was useful for midnight visits to the toilet. We would happily stay here again

Pear Tree Cottage was very comfortable. The location was a great base for exploring. The garden was lovey & brilliant to have the wash down area for the dog. We had a great holiday.

Fantastic location in a village with but hers ,bakers and convinience stores.Very peaceful with enclosed garden for dog,,secure driveway .Bed very comfortable ,plenty of room in cottage. Owners very helpful when had problem with WiFi code .Thanks for the doggy treats ,milk tea coffee. Lovely walks from cottage and 2 pubs within 10 minutes .

A comfortable, clean and well equipped property in a great location. It had a lovely secure garden for dogs which is a must, and the owners acknowledged that dogs are part of the family and it's difficult to change their habits in a holiday property with a throw to use on the furniture. A relaxing property to stay at.

Very comfortable place, which we both enjoyed. Found the stairs very steep to start with until we got used to them. Area spot on and very friendly locals. Loads of information of where to go with the dog and providing of a dog bowl, poo bags and a blanket for the furniture was very thoughtful and appreciated.
