This enchanting conversion enjoys a quiet farmland location in rural Norfolk, on the edge of the small village of Wellingham. The countryside surrounding the farm is peppered with pretty villages, many of which have welcoming pubs serving local food and drinks. The nearest of these is in the neighbouring village of Weasenham St Peter, which is situated 1.5 miles away. Litcham which is 2 miles away has a pub, very good grocery store and fish and chip shop. The property is ideally situated for those who want to enjoy spending time at the seaside, with both the north and west Norfolk coasts located within a thirty-minute drive, allowing guests to easily enjoy day trips to Wells-next-the-Sea, King’s Lynn, and Hunstanton. Other places of interest in the area include the royal estate at Sandringham, the handsome Palladian manor house of Holkham Hall, and the historic market town of Fakenham.

Guests approach the front door of this idyllic barn conversion cottage through the pretty gardens which are part of the National Garden Scheme and maintained to a fantastic standard throughout the year. Stepping inside, guests will find themselves in an attractive open-plan space with a vaulted beamed ceiling and whitewashed fireplace with a warming wood burner. A well-chosen collection of ornate rugs, artworks, and antique furnishings add a personal touch to the room and gives the space a delightful sense of character. A deep, inviting sofa sits under the beams and allows guests to cosy up at night, perhaps with a favourite film on the Smart TV/DVD. The kitchen area is set off to one side of the room and offers a fantastic range of equipment including an oven, hob, microwave, fridge with ice compartment, and washing machine. A door way leads through to the bedroom, a romantic sanctuary with a four-poster bed and more of the owner’s unique artistic pieces. The en-suite bathroom offers the best of both worlds, with a bath, separate shower cubicle, and WC.

Patio doors from the living area open onto a raised terrace seating area with a table and chairs allowing guests to enjoy alfresco drinks whilst taking in the beautiful surroundings of the gardens. Guests can enjoy access to the owner’s four acres of oasis-like gardens, which are part of the National Garden Scheme. There is a gorgeous rose garden, a small arboretum, a carp pond, and an exotic gravel garden, as well as a paddock which is home to a herd of zika deer and informal gardens with free-range hens and rhea. There is off-road parking for two cars.

The cottage was spacious and comfortable and had everything needed for a comy break. The garden is amazing,..truly amazing and a wonderful place to enjoy your morning coffee or an evening glass of wine......very peacfull.

This cottage was really a find for us. Spacious, comfortable and clean, it is within easy reach of many interesting and historic places. The big attraction for us was its listed garden, which was a beautiful and peaceful oasis, in full spring bloom and alive with birds. We wished we could have stayed longer and would love to go back.

Spacious, tastefully furnished to a high standard and warm. The location within the grounds is exceptional and the small village of Wellingham provides easy access to the north Norfolk coast from Hunstanton to Cromer.

Comfortable and cosy accommodation on a farm remote from the sound and light of the everyday hassle. The garden had much to admire and enjoy even well into Autumn. We chose the area because it was unknown to us and enjoyed exploring it.

Stunning location and is amazing for those that love to stargaze as it is so dark at night and it's so quiet. The farm is accessed at the end of a single track road, about three quarters of a mile however during our one week stay we only met one car coming the other way and as there are no hedges you cab see oncoming vehicles from a long way off. tRead morehe garden looks amazing, even in early March when we visited. I'm envious of anyone who visits later in the year when the garden is in full colour Hide

We have been going to rented cottages for over 40 years and we both agree this was the best. It is roomy, on one floor, great bathroom and shower, and situated in 4 acres of fantastic garden. The wondering guinea fowl are an added wildlife attraction.

Beautiful cottage, with superb gardens. Weather was kind to us all week, very lucky. So peaceful, the wildlife and birds were a bonus.
