Thoughtful renovations have retained many original features at this beautiful oak-framed barn, ensuring it offers the perfect balance of character, convenience and comfort. The entrance hall/boot room leads to a handy utility room where laundry facilities and a handy canine bath/shower for muddy paws. The open-plan living space has distinct areas where friends and family can gather, including on the plush seating around the Smart TV. The range-style cooker is sure to inspire any chef before sitting down to holiday meals at the large dining suite. The pool house includes a heated swimming pool, hot tub, Turkish steam room, sauna and shower. Glass walls in the sauna and steam room show off fabulous country views, and bi-fold doors from this part of the property allow effortless access to the garden. The five zip-and-link super-king-size bedrooms (can be made up as twins on request) are spread across the ground and first floors, each with an en-suite shower room. Open the bi-fold doors from the kitchen to enjoy meals alfresco - the covered patio/outdoor kitchen comes with dining furniture plus a pizza oven and BBQ. The large, enclosed garden includes extensive lawned areas and further seating around a fire pit. Hammocks boast views of the surrounding fields, and there's a hot tub and plunge pool too. Parking is available for five cars.

The farm stretches across 7 acres, and guests are welcome to follow the surrounding footpaths. Stroll into Clenchwarton, where there's a pub and shop; for more amenities, historic King's Lynn is just 3.5 miles away. Enjoy day trips to the Royal Sandringham Estate (10.5 miles) and the Victorian seaside resort of Heacham (17.5 miles).

Toms Barn is beautiful French rustic house , we had the best time with family , the pool room was amazing too . Loved feeding the highland cows

Fabulous venue, lovely mixture of old and new with quality finishings and amazing carpentry with a multitude of original features built into the framework. 10/10 for Tom's Barn! If you're reading this review having already booked Tom's Barn - you won't be disappointed. Just sit back, feel smug and rest assured that you are in for a real treat. If you're thinking about booking but worried that it's new - put those concerns aside and book immediately, before everyone else finds out about this wonderfRead moreul place! We visited as a group of 9 friends last weekend. We go away every year and this is the first time we've managed to find five equally-sized, twin (or king - you choose) en-suite bedrooms. The pool complex with sauna and Turkish steam room is breathtaking and rivals the nicest spas. The rainforest shower is a real treat - very similar to the one at Ragdale Hall. The speaker system works really well too. The hot tub was the perfect temperature. We didn't light the outdoor log burner this time. The living area and kitchen are beautiful and well equipped. We ate around the long kitchen table and relaxed on the sofas in front of the log burner - very comfy. The bar area has fridges and glassware. We didn't use the Perfect Keg machine but the idea is a nice touch. The pizza oven proved a bit tricky for us but we still managed to make some tasty pizzas. We didn't use the Tandoor oven or the Green Egg BBQ. Outside the landscaping is unfinished (probably due to the awful weather this year so far) but promises to be as beautiful as the outside. You must feed the gorgeous Highland cows just over the fence. Shake their buckets and they'll come running! As a new rental it's only to be expected that there are a few snags, but I've provided the barn's lovely owner, Jodie, with a list and I'm sure she'll be adding the final touches very soon. Nothing on the list affected our enjoyment of our visit and we can't wait to go again. Hide
