Lovely cottage, beautifully refurbished, felt modern but really traditional too. It was really clean, very spacious and lots of safe space to play in around the garden. The area is peaceful, but still able to get a Sainsburys delivery very easily, and Deliveroo (important as we had sleeping kids and nothing nearby to nip to). Really comfyRead more beds and it just felt like a home, so lovely. Hide

We enjoyed our stay overall, and the location is one of the propertys biggest positives. Its well placed for exploring North Norfolk, with most of the main attractions and beaches around 40 minutes away, and theres also a major supermarket nearby, which is very convenient. That said, for a property described as a luxury cottage, we felt there weRead morere a few areas that didnt quite live up to that expectation. The house could benefit from some fresh paintwork and, more importantly, a thorough deep clean. It was clear that previous guests had brought dogs, and there were signs of this around the property, which took away from the overall feeling of cleanliness. The bathroom is also worth mentioning. The shower is a tap mixer arrangement rather than a conventional shower, and the fitting isnt particularly practical for four people using it every day. The bath is also quite high, so this may not be suitable for anyone who finds getting in and out of high-sided baths difficult. The beds were ok - mattress but thin but comfortable enough, but again, they didnt really provide the luxury experience we expected from the photos. The bedding felt relatively low quality, and we would strongly recommend bringing your own towels. For four adults, the small towels provided were not really sufficient and became a bit of a daily frustration. The kitchen equipment is fairly basic, although this will obviously depend on how much cooking you intend to do during your stay. A hairdryer would also be a useful addition, particularly for female guests, and a chair or somewhere to sit in the master bedroom would be a nice improvement. Overall, the cottage has a good location and plenty of potential, but we felt it needs a little investment and attention to detail to genuinely justify being described as a luxury property. We would have been disappointed had we paid the higher summer-season prices, as there are other cottages in the area that offer a more polished experience and better value for money. At the right price, however, it can make a good base for exploring North Norfolk. Hide

Clean and spacious cottage in a nice village within a short drive of Downham Market, located on a quiet lane. The property is well equipped and has lots of usable space, inside and outside. Pub within walking distance serving good Thai food, and a community pub 3 miles away with good ales and food.

This is a beautifully renovated and comfortable cottage, warm and welcoming. There is a lot of outside space so will be brilliant in summer, especially for children and pets. It is well located for exploring this part of Norfolk with plenty of places to visit within easy driving distance. The range of kitchen equipment was a bit limited but adequatRead moree. Guests should be aware that the stairs are quite steep and narrow, but that is to be expected in this type of property. Hide
