Sitting in an enviable location in the heart of the popular seaside town of Wells-next-the-Sea, this beautifully styled holiday cottage has fantastic countryside views which lead out to the coast. Seamlessly blending traditional features such as exposed brick walls with modern updates in the open-plan living space, you’ll feel at home from the moment you step through the door. What’s more, your local beach can be found less than 2 miles away lined with colourful beach huts along the vast sandy shore.

The open-plan living area is a great social space with beautiful wood flooring, an exposed brick wall and light pouring in through the patio doors. Sink into one of the two large leather sofas, or one of the armchairs to relax and make the most of the pretty garden views. In the centre of the room is a fantastic feature fireplace alongside the dining table which seats six and has a selection of beautiful artworks of the local area to admire. At the end of the room is the cosy country-style kitchen which is small but perfectly formed to ensure you have everything you need to cook during your stay. There are three bedrooms with the master bedroom benefitting from a king-size bed, an en-suite shower, as well as lovely views across the fields to the sea. The stylish second bedroom also has fantastic views through the large picture window and is furnished with a king-size bed for comfort. In addition, the twin room (with a pull-out bed) is great for children. Outside, the fully enclosed garden has a wonderful sun deck, where you can relax and soak up the views.

For a spot of history, pay a visit to Holkham Hall where you can explore the estate’s interiors and gorgeous gardens before stopping off at the tearoom for a tasty treat. Nearby Burnham Market (6 miles) is a charming place to visit for a spot of shopping and dining with awe-inspiring architecture and a friendly local feel. To explore more of the coast, head to Hunstanton (17 miles) and you can make the most of the beach, or head off for an invigorating adventure along the Norfolk Coast Path drinking in the panoramic viewpoints.

My wife and I travel to Wells usually once a year because we enjoy the low stress & the slow pace of life. On this occasion I spent a little more than usual to ensure a prime location close to the harbour. On paper the cottage looked perfect & well equipped for the relaxing holiday that we required due to my wife being disabled & my stressful job. Read more When we arrived on Saturday the weather was lovely, but on Sunday the wind changed to and things became really cold so the central heating was switched on; but to no avail, it didn't work. Due to being a combi boiler in the property this also meant no hot water! I used the emergency number in the property pack to contact the holiday company to report a fault on the boiler and in their defence they organised a on-call plumber to come out on the day. When we returned to the cottage the problem seemed to be fixed and we had heating and hot water - Problem over! NO! When we got up on the Monday the same fault had appeared on the boiler and once again we had no central heating or hot water. When I called the holiday company again they simply told me to go upstairs and turn the boiler on and off at the mains to re-set it. I followed the Instruction but due to not being a plumber, I was very uncomfortable with the request - more stress!! We had to wait until Wednesday for a professional plumber to attend who found a faulty part in the boiler, and luckily he had the part on the van and was able to fix the problem - not sure what we would have done if he did not have said part! The top floor step-in shower was great until you notice that the water was not escaping fast enough down the plug-hole, causing the tray to fill up to the top quickly with the danger of the water coming over the top. We found that to manage we had to keep turning the shower off (mid shower), let the water drain off and then turn the shower back on - several times!! We will not let this put us off coming to Norfolk, but I will never stay in the cottage again due to the stress up into the middle of our weeks holiday. Hide

Shame about the safety issues. Would not recommend this place and dread to imagine a family with children or older people staying. You need to be pretty mobile to deal with all the stairs.

Conveniently located with a short walk to the harbour ! Cottage was cosy (for 3 people) so may be a bit cramped with more than 4. Comfy beds but bed on 2nd floor was difficult to manoeuvre around to get to bathroom (not much space at the end) Showers were ok but temperature was a hit and miss . Would be nice to have a proper shower in 1st floor batRead morehroom instead of hand hand shower over bath. Loads to see and do in Wells. The Golden Fleece pub was great. Most places dog friendly. Nice place to spend a week in beautiful North Norfolk and so close to all Wells next the sea has to offer. Nice cottage but small downstairs - fine for the two of us but six adults would be a bit of a squash.

The cottage was very clean and welcoming. We stayed during Feb and had a great time despite the cold weather. The kitchen was fitted out very well with everything you would need . The bedrooms were bigger than we expected and 2 off them had great views of the Staithe. The smart tv was a plus and the washing machine and dishwasher. We had a lovely stay in this cottage . It is in the perfect location and has such a wonderful view. We had everything we needed to be comfortable for the week and it is also dog friendly, which is a bonus. The welcome pack was a lovely touch too. Would certainly return.

Fantastic location in Wells. Sleeps 6. Bedrooms all a good size with storage. Bathrooms compact but well thought out. Downstairs living space is compact, but functional. Outside space is great.

Lovely little house, very centrally located with a small enclosed garden. Everything was clean and a welcome box with treats and essentials provided.
