Just 2 miles from the historic, market town of Fakenham, it is within 11.5 miles of the coast and golden beaches at charming Wells-next-the-Sea.

Discover a wealth of ceiling beams, vaulted ceilings and exposed traditional brick walls in this delightfully furnished holiday home. The spacious open-plan lounge/kitchen/diner is light and airy, with wooden floors and windows overlooking the grounds. Settle into comfortable leather seating in the lounge and make plans around a wooden dining table adjoining the streamlined kitchen. Also on the ground floor is one of three bedrooms, a bright double next to a stylish shower room. Upstairs, there is a contemporary bathroom and two inviting bedrooms: a wooden king-size and a twin. Outside, relax on garden furniture in the shared courtyard area, with a BBQ, and enjoy time in the games room and heated swimming pool.

Browse Fakenham’s independent shops and Thursday market, plus local arts and crafts, vintage goods and more housed within the picturesque ruins of Creake Abbey. The gentle surrounding countryside offers peaceful cycling and walking trails, with more scenic walks in beautiful gardens, along with a sculpture park, at magnificent Houghton Hall (8.5 miles). There were 3 families staying in Hayloft and Great Barn. We all had a great time. The children all made good use of the games room and swimming pool. My grandson unfortunately suffered about 8 wasp stings when he accidentally stepped on wasps nesting in a hole in the ground on the playing field. We stayed at The Hayloft from Friday to Sunday this week. There were some positives. On arrival, the property made a good first impression and was well equipped, with useful amenities including a dishwasher. The swimming pool and games room were also excellent additions and were enjoyed by our group. Unfortunately, the negatives outweighed thRead moree positives. The biggest issue was an extremely severe fly infestation. It made spending time indoors, particularly eating meals, very unpleasant. We ended up purchasing fly strips and fly swatters ourselves, as shown in the photos. The pictures were taken only a few hours after the traps were put up and don't fully reflect the scale of the problem. Our group spent over 30 minutes swatting flies and killed well over 200 during our stay. Cleanliness was also disappointing. The oven was visibly dirty and clearly hadn't been cleaned before our arrival, which is not what you expect from a self-catering property at this price point. There was also a noticeable build-up of dust in several areas. Sound insulation throughout the property was very poor. Conversations spoken at a normal volume could easily be heard between adjacent bedrooms and even from the ground floor, which affected privacy and comfort. One particularly concerning issue was that personal correspondence from both the NHS and HMRC, addressed to an individual doctor, was left around the property. Whether this is a permanent residence outside of the holiday season or simply an oversight, it raises questions about guest privacy and housekeeping standards. Overall, we were disappointed considering the cost of the stay, which exceeded 1,000. While the facilities have great potential, the standard of cleanliness and maintenance did not justify the price, and unfortunately we would not choose to return. A few suggestions for the owners that would significantly improve the guest experience: * Install blackout blinds or curtains, as the early morning sunlight (around 4:00am) woke us each day. * Fit mattress protectors to all beds. Our party had to use a twin room, and the absence of mattress protectors was unhygienic and uncomfortable. * Improve cleaning standards, particularly the oven and dusting throughout the property. * Most importantly, investigate and resolve the fly infestation before welcoming future guests, as this had the greatest impact on our stay. Nice location. Good for families with young children as the pool is very shallow. Games room is really good fun but does need to be cleaned and equipment to be replenished. Barn needs a deep clean. The hayloft kitchen isnt really suitable to cook for 6 people as its very small. A warning to anyone who doesnt like flies - there are lots of dead flieRead mores everywhere. Hide

Great facilities for a family getaway. Dogs welcome too, would highly recommend as a good base to visit north Norfolk.

Great property, everything you need anc very quiet location, with lovely swimming pool and great evenings spent in the games room.

Cottage was lovely apart from a lot of cobwebs and dead flies on window cills, it would have been nice if it was decorated for Christmas as we arrived the day after Boxing Day for the New Year.
