Get out and about in North Norfolk from this modern, group holiday home in the village of Cawston. Sleeping eight guests, the four-bedroom cottage sits within grounds where the owner lives but enjoys exceptional privacy. With its own garden, it is a dog-friendly option and also ideal for those seeking a larger property with space for outside relaxation.

Step into this airy Norfolk retreat to discover it has a clever, reverse-level design and great expanses of glass that bring the natural light streaming in. All four of its bedrooms are downstairs, together with a family shower room and a family bathroom. All the bedrooms have zip-and-link beds that can be made up as either one double bed or a twin, by discussion at booking. Make your way up to the first floor, galleried level of the property to discover the open-plan lounge/kitchen/diner. One end of this space, which has sloping ceilings, has been arranged as a lounge, with comfortable seating and a Smart TV, while the other is home to the lovely kitchen/diner. Here you can prepare heaps of delicious Norfolk produce and set the table for feasts with your extended family or party of friends. Dine in the sunshine on the patio and play games with the children on the lawn. Gaze up at the huge Norfolk skies on clear nights as you chat together over drinks. There is private, off-road parking here.

Well positioned for walking or cycling the 26-mile Marriott’s Way, which passes through the village, it is just 12.5 miles from historic Norwich and 16.5 miles from the coast at Cromer. Visit the National Trust’s splendid Jacobean mansion Blickling Hall, 6 miles away. Walk through acres of parkland here and enjoy the lakes. Felbrigg Hall, 15 miles away also makes a superb excursion.

We had a wonderful stay here for a family gathering. There was no need to fight over bedrooms as they are all pretty equal in size and design. The garden was perfect for just opening the door to let the dogs out, knowing they were secure. We have mini dachshunds. Larger, more springy dogs maybe able to jump the fence in some places. The open plan hall does mean sound travels easily to the bedrooms, something to bear in mind if you have anyone who is likely to get grumpy with any noise infiltrating their bedroom. Ear plugs/ headphones recommended, just in case. . There was the most generous of welcome baskets which went way beyond essentials! So thoughtful. This is an unusual cottage with it being upside down but it seemed to work well. It is really well equipped and we loved all the extra touches like the welcome basket and that it included things for the dogs. Pheasant House is a great holiday retreat. Its immaculate and all the extra touches like a complimentary goodie box on arrival, doggie treats, games and every conceivable cutlery item! The home itself is so clean and well furnished, the reclining chairs are so comfortable. This property is one of or if not the best we have ever stayed in. The house was fantastic. Eight of us stayed for a long weekend and had a great vacation. It is an upside down house to make the best of the views. Definately stay there again.

We thoroughly loved the accommodation, it was beautiful. We even preferred the upside down layout of the house which was extremely clean and cosy. It was a good base to explore northern Norfolk from and as we had 4 dogs, the facility for walking them was brilliant. Beautiful house, spotlessly clean. Very well equipped. Living in an upside down house is very different, so we feel it should be given careful consideration, especially if you have young children. The comfiest settees we have ever sat on in a rented property!

We had a really nice stay at Pheasant lodge, Secure garden was an absolute win for making sure the dogs were safe, great rural location, the nearby pub The Ratcatchers had a great menu, and located about half way between Norwich and the coast so great for seeing all of Norfolk.

What a fabulous home, so very well equipped with everything you could need. The welcome box was so very thoughtful including dog treats & a ball as well as a lovely bottle of Prosecco & gifts for us too. We had a fantastic few days away. The accommodation is spacious and plenty of room for the dogs and kids to chill out. Really comfortable beds and well equipped kitchen.
