Directly overlooking the water, this home-from-home cottage is in the heart of Broadland and has its own mooring where guests may fish. Look out for swans and ducks coming up to the door, too! This is a quiet holiday property suitable for couples or small families, and you can even bring your furry friend.

Enjoy the light and space of the lounge/diner in this comfortable property, which has a range of seating, a TV and a wall-mounted electric fire as well as a dining table and chairs for four. The kitchen is equipped with a cooker, fridge, microwave and washing machine - a pretty space where you can rustle up family meals or romantic suppers. On the first floor there are two bedrooms, a double and a twin, sharing a family bathroom with a shower over the bath. If you fancy a spot of fresh air, just open the French doors in the lounge and step out onto the small lawn directly outside. There’s also a shingled area with a bench where you can admire the waterlilies and the rivercraft.

Wroxham, on the River Bure, is a great destination for anyone who loves fishing, bird watching or sailing. It’s also a major centre for boat hire, and home to both the Wroxham Barns family attraction and the Bure Valley Railway, a steam train which runs 9 miles to Aylsham through meadowland and ancient pasture. If you love golf, the course at Sprowston Manor Hotel is just 4.5 miles, and for a little bit of retail therapy the vibrant city of Norwich is 7 miles. Last but not least, for a day at the seaside, you can reach the sandy beaches of the East Coast in less than 15 miles.

The cottage feels a bit tired but is in a fantastic position...perfect for canoeing from.

The cottage is in a perfect location - river on your back doorstep - however outside sitting would have been appreciated to rear of property to make the most of nice weather - both access at front and back of property was via high steps so hand rail would be useful - accommodation was not very clean and we did not receive change of bed linen duringRead more our 4 week stay. There was no hot water or heating for part of our stay due to a system fault, after speaking to owner during stay the house keeper came and confirmed a new part would be ordered so hopefully the next guests will not have the same problem Hide

This could be a very lovely cottage, with a little love and a couple of upgrades just little things. There is no WiFi or Internet! YOU WILL NEED WELLYS! Cause the lane does flood. The cottage was fairly clean. A table and chairs or bench would be nice outside so you can sit and admire the lovely views. The shower is lovely and quite strong, no Read moreproblem with hot water. Main bedroom is a great size, with a dressing table the 2nd bedroom is also a far size has 2 bedside cabinet beside the bed.One of the beds is a little uncomfortable. The sofa is OK, the dinning table needs a tablecloth, has a TV thou could be bigger. Cottage is in a great location you can walk round to the main road in 5 minutes. There are shops, one pub and other places to eat. Loading and unloading the car can be a problem if flooded but if you have your wellys its fine. I would recommend this property and stay there again if in the area. Hide

Cottage is at easy walk to Wroxham and the shops, Roy's, and public houses. Also the main river Boat hire can be booked in Wroxham

Could be a great cottage but really needs updating and Wi-Fi would be an added bonus. Plus not suitable for fishing due to natural weed build up.

The cottage is perfected placed to access Hoveton and Wroxham Parish and only a short walk to the train station. The cottage is very comfortable and we had a lovely week. Great value for money. The best bit is seeing + feeding the swans, geese and ducks from the garden area. Allocated parking spot is just a 1 minute walk away.

The decor is very old fashioned and has been over used to the point the logo on the kettle is wearing away. Kettle aas full of scale and needs upgrading. Sofa old fashioned and uncomfortable, found an old dog toy in the sofa. Upgrade sofa.The decor of the house is old fashioned, feels second hand and worn down. Behind one single bed was rubbiRead moresh, someone's tablets. To have a shower mat in the bath as it is easy to slip. I had to put a hand towel down to prevent slipping. A hand rail beside the bath to avoid slipping. Front and back entrance has a very high step and should be noted in the property description. Suggest installing a hand rail at the back entrance as it was easy to slip. No where to sit in the garden. A broken bench with a warning notice that it is not sturdy is not acceptable. Suggest new garden furniture. Number 19 next door had a patio and chairs. We felt that we have paid alot of money for this holiday having saved up a whole year for this holiday and was underwhelmed, disappointed, dissatisfied with the property. There was too many hazards that could cause a potential accident due to failing to put the above mentioned preventative measures. There was no WiFi or Internet provided and suggest that be facilitated. We also didn't think it was fair that number 19 had three hooks for their boat. The plac and barrier for this property was so worn, we couldn't put our Dingy boat in the water as there was only one hook available and meant that we couldn't tie our boat up. Mooring our boat was the main reason of staying in this property and we were very disappointed that the owner couldn't facilitate this. The mattresses were comfortable and the property was clean.
