Anyone for tennis? This elegant, ground-floor apartment, set within a Grade II-listed country house, has shared use of a court as well beautiful lawned gardens. Just a few miles from the beach, it’s an ideal base for a couple or small family to explore the delightful towns, coast and countryside of North Norfolk.

This spacious holiday destination boasts handsome furnishings, lighting and artwork, creating a sense of grandeur. The lounge/kitchen/diner is a spacious, high-ceilinged room with three sets of French doors that overlook the gardens, allowing light to flood in. Throw them open on a summer’s evening or, in the winter, gather around the wood burner to enjoy a movie on the Smart TV or read a book from the shelves. The musically minded may also want to play some tunes on the upright piano. At the far end of the room, the fitted, shaker-style kitchen has all you’ll need for whipping up romantic meals or family suppers. The super-king-size bedroom is a huge space with a bay window and a wood burner - the most wonderful place in which to curl up and relax. The second bedroom is a prettily furnished double, and they share a shower room with traditional-style fittings, gorgeous tiling and a bench seat. The large, shared gardens are a delight, and guests are also able to use the tennis courts.

Binham is a peaceful village that retains all the charm and character of a bygone age. It boasts a well-stocked shop and a much-loved pub, and also the remains of an early 12th-century Benedictine priory, where classical concerts are held throughout the summer. For sailing or walking, the picturesque village of Blakeney, which slopes down to a tidal creek, is just 4 miles, while Wells-next-the-Sea is only 5 miles.

"The musically minded may also want to play some tunes on the upright piano. " Believe me, nobody musically minded would touch it with a barge pole. Poorly maintained and seriously out of tune. It's a lovely area, and a nice spacious property, with some good features. But what's provided and what isn't seems a bit random, and it's clear from comRead morements in the visitors' book that there are more issue now than there used to be. For how it is right now it felt overpriced, but hopefully for the many who have booked this year things will improve. Holiday Cottages thanks you for sharing your feedback. Beautiful apartment with shared gardens in an amazing village setting. The property has bags of character, was comfortable and bright. Enjoyed sitting out in the gardens watching the birds, even had a bat flying round at dusk and heard a tawny owl. So many great places to visit locally including Binham priory (watch out for the hares), RSPB/ NTWRead more/ NT sites, narrow gauge train journey from Wells to Walsingham, the quays at Wells and Blakeney. Beaches at Morston, Sheringham and Hunstanton. If you enjoy your food there are plenty of farm shops and pubs serving great food (check out the Chequers Inn next door). There were some property maintenance issues which we have raised directly with the agents / owners. Hide

Pros: Beautiful apartment decorated to a high standard. Lovely garden. Great central location. Local pub/restaurant within walking distance (which now has a small shop too!) Cons: Wi-fi intermittent. Beautiful and quiet location set within an area that is great for bird watching and a variety of great country walks. Flat contained all that was needed for a great holiday week.

1 Abbey House ground floor apartment is amazing; very large, very grand with huge windows, luxurious curtains and stunning chandeliers! The mirror above the fireplace is wonderful. The heating system is excellent - we were never cold there but as we like fresh air in the rooms we were a bit uncomfortable that the windows in the main bedroom were seRead morealed shut - however the french windows in the main living area could be opened up. The bed in the main bedroom very comfortable and very very big; the shower/bathroom is a delight although being a wet room the floor had the potential to be slippery but common sense should prevail here. Kitchen area well equipped for our needs being just the 2 of us. Sofa we thought was a tad small and hard; there's plenty of room for a longer more plush version or providing a few small foot stools would be great to stretch old aching legs out on at the end of a marvellously energetic day. You can access the apartment through both the building's main front door plus the rear french windows that lead onto the grounds which in turn leads to the parking area at the back. However the lock on that french window is extremely poor and could easily be forced open. We've been coming to this part of Norfolk for over 10 years; this apartment is in the most wonderful setting almost opposite Binham Priory and right next door to The Chequers Pub into which we may have visited a few times......! We also walked to eat at The Parlour a couple of times which is EXCELLENT and visited our usual haunts. The grounds are beautifully kept with a good variety of plants and trees all well kept and pruned beautifully! Really enjoyed our week there; I am an avid fan of older buildings and this one didn't disappoint. Highly recommend with the proviso that the lock on the door is improved! Hide

It is a lovely apartment very spacious and in a very good location. It was well equipped but the fridge was not working and probably needs replacing. The whole stay was delightful and we would certainly stay there again if in the area. Great experience

Lovely accommodation, within a lovely village. A short distance into Wells Next the Sea. The garden is beautiful and was lovely being able to spend time outside. Thoroughly enjoyed our stay. Will definitely be recommending to friends!

Although a lovely apartment and in a super spot, we were unprepared for the lack of privacy. There were people constantly walking past the rear windows of the property. The family upstairs had a small child who stamped about a lot, as small children do, but this created quite a lot of overhead noise. No 'Welcome Pack' - not even a carton of milkRead more which we felt rather mean. The information folder, quite frankly pathetic. Had not been updated since Covid which was five years ago and contained little of any use, yes there is a lot of printed tourist info in the coffee table but if we were to read through all of this it would have taken up most of our holiday. Having never been to Norfolk before we were delighted with it, such a lovely place with everything in easy reach and the Priory over the road is simply lovely. The apartment is spacious and classy, the curtains in the sitting room, absolutely fabulous, however, it does need a little attention to elevate it to where it should be. The gardens are delightful and a real bonus. Would we stay there again, no, but simply because we like a little more privacy than the apartment affords. Hide

We needed a holiday let on one level with no worrying steps or stairs and this fitted the bill perfectly. The location was excellent with views a cross the field towards the ruins of Binham Priory.

We spent a very comfortable week in Abbey House, enjoying the Norfolk countryside. The property is very well welcoming with a well equipped kitchen, spacious living area, a comfortable bed and fabulous shower set up in the wet room bathroom. Our host, Tom, was very responsive when we were in touch with him. The apartment opens onto a patio and gRead morearden which would be delightful in warmer weather. Binham is a great location and the Chequers village pub and The Parlour cafe were an added bonus, as was the glorious Binham Priory. Hide

This is a charming property in a delightful village. The pub is nearby and serves imaginative meals. The Priory is well kept and interesting.
