Laburnum House is located within the pretty village of Wiggenhall St Germans; a perfect base for family and friends to enjoy the countryside with riverside walks on the doorstep yet within an easy commute of the stunning Norfolk coastline. This well-presented cottage-style abode sits between the grassy banks of the River Ouse that runs through the village centre; a perfect place to visit with your four-legged friends.

The house itself is spacious and well-equipped; the ground floor has plenty of rooms to socialise or find a spot for some solitude. The sitting room is a comfortable space with cosy seating, a Smart TV and a DVD player. The tiled dining room has a table and chairs for six and the spacious kitchen has everything needed to whip up culinary delights. Extending from the kitchen is a breakfast area as well as a utility room with a washing machine and tumble dryer. Finishing this extravagant floor is a wet room with a walk-in shower and a dressing room. The first floor houses four bedrooms: a king-size, a double and two singles. All four rooms have access to the first-floor bathroom. The rear enclosed garden is perfect for summer days, sit back and relax on the terrace and listen to the sound of birdsong in the garden or enjoy BBQs in the sun.

Nestled beside the east bank of the river is the pretty village of Wiggenhall St Germans, boasting a village shop, a hairdresser, a public house and the nearby church of St German’s which is thought to date back to Norman times. The historic town of King’s Lynn is close by (12.5 miles); rich in heritage and maritime history, this was one of England’s foremost ports as early as the 12th century. For those who love the great outdoors, why not visit Welney Bird Reserve (19 miles)? Spend an afternoon amongst the swans or try one of the events such as the bat and owl evenings, a must-see for nature lovers. The nearby North Norfolk coastline boasts stunning, dog-friendly beaches as well as a number of RSPB sites with reserves open to visitors at Snettisham (16.5 miles) and Titchwell (26 miles). Royal followers can visit the Sandringham; see the royal gardens or take the children to the adventure playground set within a woodland landscape. With so much to see and do, don’t forget your camera!

Lovely clean and comfortable cottage. As in a lot of cottages, the stairs are very steep. Wet room floor can be slippery. I have some mobility issues , I managed but it was a little difficult. The pub thats 5 minutes away is NOT doing food . Absolutely marvellous dog walking from the door, with great views across the river and you can see forRead more miles, great for our reactive dog who could be off lead. We could see if anyone was coming and it was very quiet anyway. I would recommend the cottage but warn of the stairs and wet room. Nearest beach is about 16 miles. Great places to visit but we perhaps travelled a bit more than I wished to , to beaches and activities. The Hillside shire horse centre is fantastic and Cromer is nice. Hide

Lovely cottage. Very spacious. Enclosed courtyard garden was safe for our dog. Location was quiet in a small village, but good for exploring Norfolk. The local pub is only 5 minutes walk away. They were very welcoming to us and the dog, serving good food too. Good walks along the riverside both ways from the pub.

A beautiful well equipped property, excellent value. There were 4 of us - 3 adults, 1 child and 1 dog, but would have been comfortable for 6 adults and as many dogs allowed!

House was well situated with a bus stop directly outside. The facilities were more than adequate and the property was clean. The back garden was enclosed, so for friendly and straight forward instructions were given as to where the dogs were allowed to be.
