Enjoy your proximity to the vibrant town, beautiful beach and spectacular North Norfolk walks when you stay at this modern retreat in Wells-next-the-Sea. Sleeping six guests, the three-storey holiday home nestles on the edge of the town, within reach of many attractions and beauty spots. Offering accommodation across three storeys, it has an enclosed courtyard garden for summer relaxation and table football to play on.

Make your way into the property via the entrance hall, where the table football is located. Head through to the kitchen, which has been fitted with everything you will need to cater for your party. Prepare a light lunch with the fresh fish Wells is known for then choose whether to eat in the dining room or out in the courtyard garden. There is also a WC at this level. The lounge is up on the first floor, where there is ample space for everyone to unwind in comfort after exciting excursions. Open the doors on to the Juliet balcony as you watch TV or a DVD or listen to music. There is also a double bedroom, with en-suite shower room, on this floor. Two more bedrooms, a king-size and a twin, are on the second floor, together with a family bathroom. Savour the serenity of the situation, close to the scenic marshes that sweep down towards the sea, as you relax outside, cook on the BBQ and bask in the Norfolk sunshine. There is parking here for two cars.

Wander 500 metres into the centre of town to peruse the shops and decide where to eat out. Walk or drive just over 1 mile to reach the wide, open, sandy beach, which is lined with colourful huts. Plan a day out to Holkham Hall, 2 miles away, with its picturesque, parkland grounds to explore.

Nicely situated town house close to the main centre of Wells and the quay. We were there in September and Mainsail Yard was very quiet and pleasant. Comfortable beds and bedding, well equipped kitchen plenty of oven trays and saucepans.

A brilliant location enabling a short walk into Wells centre and then the coastal route to the beach. The property is comfortable and the outside access is a little oasis in good weather. Everything you need for a great holiday.

The location of the property is excellent, in a quiet area and only a five minute walk from town. It's great to have on-site parking for two cars. However access was twice impossible for one of our cars because a large neighbouring parked car made it impossible to turn into the drive. However on road parking was available close by. The house is welRead morel equipped and spotlessly clean. The balcony gives a lovely view towards the pine woods, and although the weather wasn't conducive to sitting outside, it would be ideal in warmer weather. Hide

A lovely, bright house that feels very fresh and new. The location is great - easy walking distance to the town centre and beach - and the off-street parking was very handy. Little details, like ample storage space and powerful showers were also appreciated!

Mulberry is located conveniently on a quiet street at the edge of Wells, only 5 minutes walk from the quay. Whilst the kitchen equipment let-down the property a bit, the rest was well furnished and very comfortable. Table football was a great touch that kept us entertained. Mulberry is a very comfortable property in a good position, we found that Wells Next the Sea has plenty of places to visit in the surroundings. We would definitely stay again.

Felt property wasnt that clean. Found dirty cloth on tv stand. Some items in kitchen sticky. Support rail on outside decking needs attention. Property looked a little run down and neglected esp front of property with large holes in fence and dying plants etc. Tricky to park some days with opposite neighbours parking cars and sticking out
