A superb coastal cottage set within an acre of natural tree lined grounds, tucked away on West Runton Common. Lovingly restored and renovated with an impressive finish and keen attention to detail, this tranquil retreat offers luxury accommodation for year-round enjoyment. There is a wonderfully designed and styled internal lobby with high-tech rain-sensitive sliding roof, bringing the outside in and letting you relish the fresh sea-air. The cosy sitting room with sumptuous sofas is ideal for getting together to play games or to watch your favourite film on the smart tv. In the warmer months, throw open the French doors and let the morning sun flood in, a small garden table and chairs allows you to enjoy a coffee in the open air. The modern, well-equipped kitchen is open plan to the living and dining space in the garden room. Serve up a culinary delight and dine under the glazed lantern roof. The garden room itself can be appreciated rain or shine, open the electric roof in the warmer months or cosy up in front of the open fire box when the easterly winds are blowing.

Accommodating eight guests in two king-size bedrooms and one twin bedroom, all with en-suite shower rooms, and two single bedrooms sharing the family bathroom. The master bedroom and second bedroom both have stunning vaulted, beamed ceilings. Every room has an Alexa speaker with Spotify access. Relax and unwind in pure comfort.

A natural brook runs through the garden and there is direct access through a pretty garden gate onto a pathway that leads directly to the Common. Across the road is the Links Country Park Hotel and Golf Course with swimming pool, gym, restaurant and bar. Also a short stroll across the Common is the Bittern trainline running to Sheringham, or Cromer and on to Norwich. A 10-minute walk through the village of West Runton will take you to the beautiful sandy beach with chalk rockpools. You can walk towards Cromer or Sheringham paddling in the sea as you go, or wrap up warm on a blustery winter's day. Just behind South Way is the Hillside Shire Horse Sanctuary, if you listen carefully you may hear the calming sounds of the horses. Shop/Pub: within walking distance

This is a very good cottage, ideally located in a small village, it was within walking distance of both beach and a pub that served good food. It is very quiet with an abundance of wildlife appearing in the garden. Its within easy reach of Cromer and Sheringham as well as many other places of interest.

We had a wonderful week in this lovely, beautiful property. The gardens are very calming (weather allowing). We do not very often return to properties as we all love the excitement of somewhere new. However, we are already considering returning next year.

The property is a hidden 'Gem'. We had the best time at Southway! The property is lovely, comfortable, stylish and a lot of thought has gone into making the property 'Home from Home' if not better! The garden is a paradise full of wildlife. I enjoyed having my coffee in the morning looking out at the Deers, Rabbits, Pheasants and birds. The locatioRead moren is fab! The town is quaint and sandwiched between Cromer and Sheringham with a great Station opposite to take you to various towns like Norwich. The beach is only 14 mins walk away and lovely and sandy. Opposite the house is The Links Hotel which offers Golf, Tennis, Gym and Swimming options plus they have a bar and restaurant. The local pub which is The Village Inn, has superb food and they are very hospitable. The Thai Restaurant was amazing too. I could go on and on about our amazing week! We will definitely return. Thank you for making my husbands 65th Birthday at Southway the best. A big shout out to for the Social Club where we had great fun in the evenings playing darts, pool, bingo and a quiz night. Hide

Our holiday accommodation was just perfect for the 8 of us! A lovely spacious and airy bungalow with a home from home feel! There was an amazing welcome hamper and the bungalow was well equipped in the kitchen.

Fantastic, peaceful location, yet close to amenities (great pub/shop) and bus route. Lots of wildlife in large garden- birds, squirrels, deer. House is very spacious, well laid out and well equipped. Would love to return....

We loved the cottage and the location. The family was all together to celebrate an 80th birthday and we had a wonderful time. We loved having the animal sanctuary over the fence but were equally excited by the wildlife in the garden, rabbits, squirrels, jays, magpies, robin, blackbird, pheasant - even a neighbours escaped rabbit, but the icing on Read morethe cake was a very tame muntjac who visited daily. We bought him some peanuts. The location was great for exploring further afield. We did a lot of walking along the cliffs and the beach.
