Exposed beams, feature fireplaces and a bread oven hint at the history of this detached holiday home. Dating back to the 1640s, the former village bakehouse has been tastefully updated and today offers all the modern must-haves plus some state-of-the-art extras. Step inside and you’re welcomed into a cosy sitting room with a choice of seating, Smart TV and pretty cottage styling; there’s a similar high-end homely feel in the dining room where a sturdy table and chairs sit before the feature fireplace and original bread oven. The contemporary kitchen has all the chef’s essentials while a separate laundry room houses a washing machine, dryer and freezer. A shower room completes the ground floor layout, complementing the first-floor family bathroom where there’s a bath and separate shower for versatility plus an LED Bluetooth speaker mirror for added wow-factor. Sharing the upper floor are three tranquil bedrooms: one has a king-size bed and TV, one has a small double bed and a single, and the third has bunk beds – the upper is suitable for children under 12, the lower is adult-sized. The grounds of the village’s 14th-century church back on to the house, while to the side there’s a fully enclosed courtyard with outdoor furniture – a sun trap all day long! Please note that the cottage has low doorways due to the age and character of the building.
Ludham is one of Broadland’s most delightful villages with a friendly local pub and stores and, less than 0.5 miles away, Womack Staithe where there’s a lovely green and access to the River Thurne. The area is a perfect base for walking and cycling, with miles of peaceful lanes and footpaths to enjoy. Get up close to the Norfolk Broads by hiring a day boat – lively Wroxham is just 7 miles away – or visit the nature reserve at How Hill (1. 5 miles). Alternatively, blow away the cobwebs with a day on the beach – Sea Palling (8 miles) is one of six beaches along the nearby stretch of unspoilt coast.
