The idyllic cottage sits amongst the trees of the Ketteringham Hall Estate, just 7 miles from Norwich. The retreat sleeps six guests and is perfect for groups of friends and families with older children, with a choice of entertaining spaces, a hot tub, and peaceful outdoor areas. As well as the city, you''ll also be within easy reach of the beautiful Norfolk Broads (24 miles) and the popular Norfolk coastline, including Great Yarmouth (27.5 miles).

The stylish 19th-century barn conversion is bathed in natural light, with a myriad of skylights, picture windows, and glass doors. The decor is sleek and contemporary, featuring vibrant furniture offset against neutral walls and woodwork. The main living space has an impressive vaulted ceiling and comprises a lounge/kitchen/diner with a dining table to seat everyone and a cosy lounge area with a wood burner. Also on the ground floor is a king-size bedroom, a twin bedroom, and a handy boot room. A shower room completes this level. Upstairs, you''ll find a second lounge area, along with a king-size bedroom with an en-suite shower room. Outside, the leafy garden has a patio area with a BBQ, as well as a fire bowl and a wood-fired hot tub. Guests are also welcome to explore the estate''s woodlands and parklands surrounding the property.

The historic market town of Wymondham is 3.5 miles away, and has a good selection of eateries, along with regular farmers'' market - the ideal place to pick up delicious treats for your supper. The city of Norwich has a lot to offer, including a fascinating Norman cathedral and castle to explore. Norwich also has a vibrant arts scene, with many unique galleries and studios. Further afield, the picturesque town of Beccles (24 miles) makes for a delightful day out, with its picture-postcard waterways backing onto the Norfolk Broads.

What a fabulous holiday cottage. There is everything you could ask for there and more! Really helpful advice from the owner about the hot tub and getting it going and once hot, it was wonderful place to chill in amazing surroundings. Beautiful views and spotlessly clean. Highly recommend for a lovely, relaxing place to stay 10/10 *****

Beautiful converted barn, clean, comfortable with everything we could possibly need for our stay. Plenty of room inside and a large enclosed garden at the back for our dog with a little wooded area beyong to explore. Very peaceful and quiet location but also close to major routes into Norwich and surrounding areas.The hot tub was used daily, a wonRead morederful addition to the holiday as was the bbq. We had a lovely time at Pelican barn, my husband is in a wheelchair, there was lots of room to move him around. The lower ground was the same level. Very small lip on The doorway. We spent most of our time in the garden, plenty of space and shade.

Pelican Barn is a charming, comfortable place to stay in South Norfolk. The area is peaceful, the barn backs on to woodland so the patio is a lovely private place to sit & read or eat. The best equipped kitchen weve ever had in a holiday rental. Comfortable beds, great showers & lots of hot water. We particularly enjoyed sitting in the large upstaiRead morers sitting room. We found the location perfect for exploring - the local town of Wymondham is interesting & has all the amenities we needed. Just 20 minutes into Norwich with the stunningly beautiful cathedral, a must to visit. The Broads are close enough for a day out boating & the north coast around an hour away for seals & seafood! The cottage was perfect for our stay, the property was well presented with a fantastically well equipped kitchen. The beds were very comfortable and the seating ares again made it easy to relax.The information pack was one of the best easy to follow and most informative I have experienced in a rental. As I grew up only three mile from the village iRead moret was great to learn more about the are I though I knew well. we did meet Nick the owner during who was incredibly helpful and provided some interesting additional history about the barn. I would highly the recommend this as a place to stay for anyone wishing to explore Norwich and travel further across Norfolk to the coast. Hide

A generally pleasant property with particularly well equipped kitchen, but with other minor drawbacks. Good size enclosed garden. However, the small road outside is sometimes quite busy with (often speeding) cars and dog walks from the door are very limited,

The barn itself was so lovely, the facilities were all in great condition and the area was so lovely. The kitchen was fully stocked with all the equipment we needed and the beds were extremely comfortable! We took our dog and the garden was amazing for her. Would highly recommend for a family needing a relaxing break
