Swanton Abbott is a quiet village in an ideal position from which to discover the many delights of Norfolk. The capital of the Norfolk Broads is only five miles away at Wroxham and you may like to hire a boat to view the miles of waterways. The North Norfolk Heritage Coast and the sandy beaches of Cromer, Mundesley and Holkham are also only a short drive away, as is the fine city of Norwich. There is a pub and shop in the village and further amenities available in the market towns of Aylsham and North Walsham, four miles away. Map Ref: B7

Oak Tree Barn has been restored to a very high standard and features beamed ceilings, a custom built kitchen and an inglenook fireplace. The rooms are very spacious and beautifully presented with quality furnishings. Oak Tree Barn is in a peaceful situation near the owner's home. There is a treatment room for therapeutic, holistic massage and shared use of a games barn with table tennis and darts. Pub: 0.5 miles

Garden: Guests at Oak Tree Barn have exclusive use of the front lawn and rear fully enclosed courtyard garden. Shared games barn available (table tennis and darts).
Parking: Parking for three cars.
Heating 2008: Hot water and Aga included. O.F.C.H. and logs for woodburner if required at £25 p.w. all year, payable on arrival.
Heating 2009: Hot water included. O.F.C.H. and/or Aga: £30 per week. Logs for woodburner supplied at £20 per load. Payable on arrival.
Also Provided: Z-bed available on request. Books and games.
Pets: One well behaved dog welcome.
