Elsing is a quiet little village nestling in the heart of rural Norfolk. Fishing, horse riding, excellent walks and cycle rides are available in the immediate area. The North Norfolk coast is twenty miles away and is a rich and diverse area ranging from lovely sandy beaches to rich saltmarshes, ideal for ornithology. The historic city of Norwich, 12 miles away, is well worth a visit and has an excellent range of shops, and restaurants, as well as museums, theatres and cinemas. There is a pub/restaurant in the village, with further facilities in the village of Lyng, three miles, or the market town of Dereham which is six miles away. Map Ref: C5

Bathroom with bath, over-bath mixer shower, washbasin and w.c.
First Floor:
Bedroom 1 with a double bed
Dressing Room leading into Bedroom 2 with a double bed (this is a small room)
Cloakroom off the dressing room with washbasin and w.c. with macerator
Garden: Fully enclosed front and rear gardens, front garden with with mature shrubs, patio area and open well. Rear garden is lawned with mature shrubs, patio and garden furniture.
Parking: Driveway to the side of the house for one large or two small cars.
Heating: O.F.C.H.

Pets: Two pets welcome, please keep downstairs at all times.
Notes: Holly Tree Cottage has low beams and high thresholds in some rooms and steep stairs in keeping with a property of this age. Please enquire on booking if you have any concerns. No barbecues are allowed at the property due to the risk of fire and the thatch (this is an insurance requirement and we would ask that it is observed).
