Northrepps is a picturesque rural village, which is part of an Area of Outstanding Natural Beauty. It is only one mile from Overstrand, with quiet sands that are great for both lazy summer days and bracing winter walks. The bustling coastal resort of Cromer is just two and a half miles away and also has a lovely sandy beach as well as a pier, traditional seaside entertainment, a good range of shops and eating places and excellent cliff-top walks. The area offers scenic paths for walks and bike rides and the cottage is located close to the North Norfolk Cycle-way. Map Ref: A6       
      
Shamrock Cottage is a traditional property which offers comfortable family accommodation in a quiet location in this pretty village. Within walking distance of the local pub, it is attractively furnished, with a bedroom annexe which is great for teenagers and offering additional accommodation for those who wish for a piece of their own space.  Shop: 2 miles  Pub: within walking distance

Accommodation
Ground Floor:
Sitting Room pleasantly furnished with comfortable seating.  This room is split into two areas: the main sitting area with colour TV, video, DVD player, CD hi-fi and a second sitting area with comfortable seating
Dining Room with table, chairs and open fire
Kitchen with electric cooker, fridge, microwave, dishwasher and washing machine

First Floor:
Bedroom 1
with a double bed
Bedroom 2 with a double bed
Bedroom 3 with 2` 6” twin beds
Bathroom with bath, overbath mixer shower, washbasin and w.c
Annexe with a single bed and En-Suite Shower Room with a hand-held shower, washbasin and w.c. (this room is an optional extra and suitable in summer months only - please see charges below)

Garden: Front and rear garden. The front garden has a small covered pond which may not make it suitable for young children, (care should be taken). The rear garden is enclosed and has a small lawn area, patio, garden furniture and barbecue.
Parking: Driveway at the front of the property for 2/3 cars.
Heating 2008: O.F.C.H. in all rooms except the annexe which has a free standing thermostatic electric radiator.
Heating 2009: O.F.C.H. in all rooms except the annexe which has a free standing thermostatic electric radiator included May-Sept and £20 p.w. Oct-Apr payable on booking.
Also Provided: Stairgate. Books, games, CDs and videos.
Pets: One well-behaved pet welcome, with restriction on upstairs and bedrooms.
Extras: The Annexe is available as an optional extra at £40 per week, payable on booking.
