Situated in an Area of Outstanding Natural Beauty, this homely two-storey property in the village of Kelling is perfect for families or friends looking for a peaceful holiday. Kelling Heath and Beach are less than a mile away, ideal for nature lovers, bird watchers and walkers. Sheringham Park is 5 miles away and is a lovely spot to follow various trails suitable for all ages and abilities in over 1000 acres of woodland and parkland.

This gorgeous cottage welcomes you from the moment you step through the door and is full of bold colours that bring vibrant energy. The ground floor has a beautiful kitchen area well-equipped to prepare light snacks, picnics, or hearty evening meals. Eat together in the dining room and then relax in the lounge with plenty of comfortable seating, a Smart TV for streaming your favourite shows and a wood burner providing an idyllic ambience, especially on cold, chilly winter nights. Upstairs is a family bathroom and three bedrooms - one super-king-size with an en-suite shower, one king-size and a twin. Outside to the rear, you have a lovely, enclosed garden with a portable charcoal BBQ. To the front is a patio area with garden furniture, making an ideal spot to enjoy a morning coffee or an evening cocktail whilst the sun goes down. With a picnic bench provided, you can dine alfresco on fine evenings.

Just 4 miles away is the pretty Georgian market town of Holt, where you can follow the Owl Trail to discover the town or hop on the North Norfolk Steam Railway to the coast at Sheringham. For traditional seaside family fun, Cromer (8.5 miles) offers amusements, crazy golf, and a great choice of seafood restaurants, many serving locally caught Cromer Crab. If you want to spot local wildlife, head to Blakeney Point (5 miles) and take a boat trip to the seal colonies.

Lovely, spacious cottage in a very quiet and peaceful village. Beautifully decorated inside with everything required for a relaxing and restful holiday. Ideally situated for visiting the whole North Norfolk Coast.

The location of the cottage is fantastic. There are so many places to visit nearby. If you like walking its not too much of a trek toward the sea. The cottage was well equipped. The layout was perfect for us, 3 couples. The welcome pack was a lovely addition. The instructions were clear.

Overall a comfortable, welcoming holiday cottage. Well equipped and in a good location, especially for The Reading Room Tea Shop!! would not recommend to friends and family because we we would like to keep it to ourselves!*!*!*!*

Fabulous, everything you need in the cottage ,awful weather but heating on when arrived which was very welcome, also a great welcome box of goodies Plus little things youve possibly forgotten like salt/pepper etc ,Towels were lovely white and large Just fabulous x

Lovely homely cottage in the peaceful village of Kelling. Perfect base for holidaying in beautiful north Norfolk. Close to the beach, country walks, perfect for wildlife enthusiasts. We had forgotten how lovely this part of Norfolk is.

A lovely house, in a good location. The house was easy to find (first/last on the road), with a big area to park. The house itself is lovely and decorated/furnished to a high standard. The bed was massive and comfortable in the main bedroom with a handy ensuite. The kitchen was top quality with a good size dining room off it and a handy utility rooRead morem and downstairs toilet. The living room was large and comfy, with a smart TV and the garden leading off it - handy if you have a dog. The whole place was very clean and felt very new. We wanted a base from where we could travel to different places each day, and this location was great for that. We would definitely recommend. Hide

Warborough House is a beautiful home and we had a great time here making wonderful memories. Sheringham, Cromer, Holt and Wells next to the sea were are favourite places and the coastal walks are beautiful. Thanks very much.

Great stay, in a great location, the coast line in Norfolk is fabulous to explore with lots of days out for the family. Warborough House was the perfect base for us all. Thank you for letting us stay!

The twin bedroom was totally unsuitable for two adults - the beds were very narrow, with little space for two people to move around the room.

This home from home is splendid, couldnt have asked for a better weeks stay here. The owners really have thought of everything. We really enjoyed a evening meal in the Dun Cow in Salthouse, and found Holt a great town to spend the day in. Would highly recommend.

What a wonderful bank holiday weekend stay in this wonderful cottage, so well presented and comfy. The weather has been good to us, so have been out and about to Blakeney, Cley and Salthouse. We walked up to Kelling Heath through the gorse bushes in flower waving at the steam train, admiring the bluebells, primroses and lords and ladies in the woodRead mores. The dads army event at Weybourne station surprised us abit as we returned to the beach. its a good six mile walk to stretch the legs. Possible stop over in The Ship Inn or coffee shop in Weybourne. Otherwise we've been sitting in the sun in the suntrap of the garden listening to the bird life and enjoying the peace and quiet f this tranquil location. For food we recommend the The Duncow, Two Magpies, Cookies crab shop, Thank you very much, and to anyone staying have fun! Hide

Such a wonderful house in a perfect location that is very peaceful in the evenings. The weather was kind to us and we did lots of coastal walks and bird watching. The best place we visited was Wells, Holkham and Titchwell. Would recommend.
