This lovely  home, set in the heart of Norfolk on the edge of Dereham, is the ideal base for family or friends looking to explore the Norfolk coast and countryside.

Within just half a mile you’ll find a choice of good restaurants, pubs, a golf course, ten-pin bowling and a swimming pool and fitness centre at Dereham (0.5 miles). Fakenham Racecourse, offering events throughout the year, is just 13 miles away and the coastal towns of Wells (22 miles) and Blakeney (24 miles) are both within easy reach. Norwich is just 23 miles away with theatres, cathedrals, museums, cinemas and shopping malls. The beautiful expanse of the Norfolk Broads, with picturesque villages, nature reserves and day boat hire, is easily accessible with Wroxham just 25 miles away. Hunstanton with its Sea Life Centre, and Cromer with its pier and Amazona Zoo, are both within 32 miles.

As you enter this homely property, you arrive through the front door and step into the hallway which leads off to the rest of the property. To the right is the cosy lounge area which has been decorated to provide a real home-away-from-home feel, with soft furnishing creating a place of comfort. Choose where to sit down and relax on either of the two armchairs or the sofa which surround a Smart TV; in the evening, relax with loved ones and catch up on your favourite show. The dining area is off the lounge and provides enough seating for up to five guests, perfect for a light lunch or a more formal evening meal together. The well-equipped kitchen has everything the designated chef needs to prepare a meal, with an electric double oven and gas hob, microwave and a fridge. There is also a washing machine, tumble dryer, and an additional fridge and freezer that guests can use, located in the garage. Completing the ground floor layout is a convenient downstairs WC. Heading upstairs, you will find that all three bedrooms have ample storage space for your clothes and belongings. Choose between two standard double rooms – both with TVs – and a single room, with all three sharing a family bathroom with a shower over the bath and a WC.

The enclosed, part patio and lawn garden is accessed from the door off from the kitchen, with garden furniture for you to sit and enjoy some drinks or dine alfresco. There is also a pretty summerhouse. There is private off-road parking for one car and there is also free on-street parking (subject to availability).

Hi, lovely cottage, very comfortable with everything we needed. Nicely decorated. Easy to find and only 30mins to Norwich. Single mattress wasn't the most comfortable I've slept on but that is my only negative comment, everything else was great. Would recommend.

Nicely decorated house with a good size garden which had the sun all day, we were blessed with good weather! Quick walk into Dereham and good open spaces for our dog to run around. Easy drive (30/45mins) to all the Norfolk coast line from Hunstanton to Great Yarmouth, some amazing beaches and dog friendly. Fantastic pubs out of town serving great fRead moreood. We look forward to returning to Norfolk. Hide

Comfortable well furnished property with all you could need for our lovely weeks stay (end of June). Great shower and very comfy bed. Located near to all amenities it was on a quiet estate and the garden was enclosed for the safety of our little chihuahua which was fab! Lovely welcome gift for us and generally well thought out. Then house is very comfortable and decorated with great taste. We had all we needed. In an urban setting, on a housing estate, would have been lovely if it was in the countryside, but we knew before we arrived what to expect, and had a good holiday based here and being able to travel out to different locations in Norfolk.
