Upton is a small village on the River Bure within The Norfolk Broads. It is an ideal location for nature lovers, being the home of Upton Broads and Marshes, and located on the edge of the wildlife trust where there are lovely waterside walks and fishing. Boat hire is available at nearby South Walsham, as well as at Wroxham and Potter Heigham. The village is ten miles between historic Norwich and the bustling seaside resort of Great Yarmouth, which offers a lovely sandy beach as well as a traditional seaside atmosphere. There are many other opportunities for days out close by, offering something for all ages. The village has a pub with further facilities available in Acle, two miles away.

Watts Cottage was built over 150 years ago and has recently been completely renovated to provide very attractive, comfortable and well-equipped accommodation. It is quietly situated and features a lovely conservatory, with views over the garden. Shop: 2 miles Pub: 0.5 miles

Sitting Room attractively furnished with comfortable seating, TV, video, DVD player and woodburner
Kitchen with electric cooker, fridge, microwave, dishwasher, washing machine and freezer
Conservatory with cane seating, dining table and chairs
Bathroom with bath, shower cubicle, washbasin and w.c.

First Floor:
Bedroom 1
with a double bed  and child's pull-out single bed
Bedroom 2 with twin beds

Garden: Fully enclosed lawned and patio garden with garden furniture and barbecue.
Parking: For two cars.
Heating: O.F.C.H. and woodburner, initial starter pack of fuel provided, further supplies available from owner at £5 per basket.
Also Provided: Towels. Books and games.  Bikes for guests' use. Guests also receive Free entrance to Fairhaven Water Gardens, a great day out for everyone.
Pets: Up to two well-behaved dogs welcome.
Notes: Watts Cottage has steep stairs in keeping with a cottage of this age.
