Cottage Grading

All of our Norfolk Country Cottages are graded to the standards set out by VisitEngland. In this way all properties are inspected every 12 months to ensure that the grading is meeting the standards of the National Quality Assessment Scheme. We hope that you find this useful in helping you choose the cottage that is right for you. To help you understand the rating structure please read on…

2 Star - The property will be well presented with full-size beds, unless advertised for family use, offering a good overall standard of quality with equipment and furnishing in a fair condition and good working order. It should be noted that some of our 2 Star properties offer a 3 Star level of accommodation but, due to certain limitations in the criteria, can only achieve a lower rating – for example, access to a double bed is limited to one side.

3 Star - The property will be well presented as above and offering a good to very good overall standard of quality with equipment and furnishings in a comfortable and good condition with sound quality. A good standard of maintenance and condition should be evident and bed linen should be offered in the cost of the holiday or for a hire charge.

4 Star - The property will be well presented as above except all bed spaces will be in bedrooms unless advertised as a studio. Accommodation will offer a very good to excellent overall standard of quality with equipment and furnishings presented in a comfortable and very good condition, in full working order and well maintained. Bed linen will be included in the cost of the holiday and towels will be offered in the cost or for a hire charge.

5 Star - The property will be presented as above and all bed spaces will be in bedrooms. Accommodation will offer a very good to excellent overall standard of quality. Equipment and furnishings will be of high standards in the overall fabric of the building, internally and externally, together with excellent standards of management efficiency and guest services. The property will have a degree of luxury and should provide at least two of the following items: tumble dryer, telephone, CD hi-fi, video or DVD player.

Gold Award - The Gold Award is awarded to properties which achieve some of the highest percentages in their star ratings, recognising the level of standard.

Awaiting Grading – these are new properties that have committed to the grading scheme where grading has not yet taken place. They will have been visited by our own team and should you require information on the anticipated grading please do give us a call.
